Each loan program has different guidelines and parameters that differs from another loan program.
Qualifying for one loan program does not ensure that same borrower will qualify for one of the other loan programs metnioned below.
Conventional Loans

FHA Loans
We are a direct FHA lender, (The Federal Housing Administration).
You need a 2 year history of filing your taxes & having income.
Purchase & Refinance
FHA loans are insured through the government.
VA Loans
Veterans Administration has loans for individuals that have servd in the military and meet the qualifications
that are set forth for those that have completed the minimum elibibility requirements
Option Arm Loans
The option arm loan creates more cash flow than any other single loan. More than the interest only and more than a 40 year mortgage.
Each month you have 4 payment options. 1) Minimum payment, 2) Interest Only payment, 3) 30 year payment, 4) 15 Year payment.
Investment Property Loans
Are you an avid real estate investor or a first time investor? We offer 90% financing on investment properties for Full Documentation loans, requires a 680 Mid Fico Score.
Sub Prime (Poor Credit)
Have a tough deal, we will tell you if it is either possible to get a loan & if so, what the reality you can expect.
We can do 90% financing with a 640 Fico Score, Full Doc. 1 day out of bankruptcy. Chapter 7 & Chapter 13 loans.
2nd Mortgages & HELOC's
2nd Mortgages & Home Equity Lines of Credit - Do you need additional cash to finish a project on your house or to give you the funds to complete a business project.
A second mortgage may be a solution as long you are not over borrowing and stretching your debt to income ration to thin.
Construction Loans
Are you building a house? We offer competitive construction loans. 1 or 2 time closes.
100% Lock Draw. 95% LTV (5% Down Payment) for Full Doc Loans, 80% LTV for Stated Income Loans.
Up to two (2) Draws per month
Super Jumbo Loans(up to 30 Million Dollar Properties)
We can finance properties up to 30 million dollars.
Hard Money financing
1) Residential & Commercial Hard Money
Typically 70 & with an exception up to 75% of the appraisaed value.
We have financed ing of projects, whether it is hotels, large real estate developments, skyrise buildings or planned communities.
Commercial financing
Multi-family, Mixed Use, Office, Retail, Warehouse, Light Industrial, Hotels/Motels, Mobile Home Parks, And Others.
Loan Amounts: 100,000 up to 50 Million
Full Doc up to 90% of the appraisaed value or the purchase price.
Stated Income up to 80 or 85% of the purchase price of the appraised value if a refinance. Stated income Loans up to 1 Million.
Project financing
We arrange for financing of projects, whether it is hotels, large real estate developments, skyrise buildings or planned communities.
Our funding partners have funded projects that are between 50 Million USD & up to 5 Billion USD projects.
Project funding is typically either debt financing or equity financing or a combination of debt & equity financing.
